of 2009 with three types of offerings: Riviera, Hermitage and Gardenia. Three years down the road, the developers have again come up four types of country homes: Plumeria, Frangipani, Ffort Villa and Spa Villa. The location of the new project is similar to Ganga Awas, along the edge of Ganga, about an hour-and-half drive from Kolkata.

The location was spotted two decades ago and since then Ffort Raichak, a luxury resort-cum-seven star hotel, Shyamolima, Pakhiralaya, residential bungalows, Ganga Kutir, extension of Ffort, Ganga Awas have come one after the other.

“Though the meltdown tremors had subsided, the response of the Ganga Awas was very positive. The range of country homes, both in terms of price as well as design have been appreciated. Buoyed by the response, we have another set of country homes under the Ganga Awas banner at Raichak on Ganges. This time also we have got an encouraging response, especially to the newly introduced lease back scheme,” Harshavardhan Neotia, chairman of Ambuja Realty told FC Build.

The four new offers together have 41 residential units (with older units, the compound will have altogether 140 dwelling units). According to the developers, they have sold most of the units within days of the launch of the project. “We only have a few units of Gardenia, Frangipani and Ffort Villa left,” said a spokesperson of Ambuja Realty.

And that’s not without reasons. These units have personalised Lily pools, front and back lawn, river facing terrace, open to sky courtyard and spectacular promenade view. Hermitage’s dwelling units have been planned with personalised patio terrace, individual sit-out terrace for each unit with provision of small intimate spaces. Gardenia, on the other hand, will offer zamindari structures with personalised garden. The project also has a facility of dormitories for caretakers and drivers. The Ananya Spa and The Club Magna Charta is situated very near to the new property at the Ffort Raichak.

The project has seen a considerable price appreciation. For instance, Riviera, a high end product was priced between Rs 70-85 lakh during the time of launch, which is now increased to Rs 1.25 crore. Gardenia started with a price tag of Rs 20 lakh and it is now Rs 35 lakh plus.

The profile of the buyers also differ from unit to unit. Riviera has generally been picked up by corporate houses or business people and professionals, doctors and NRIs are interested to buy houses in into Ganga Awas. “The buyers are a mixed bag, comprising both businessmen as well as professionals, who want a second home in the countryside, which is complete in terms of day to day infrastructure and amenities,” adds Neotia.

Of the 41 new units in the project, Frangipani will have 12 units with price a tag of Rs 95 lakh, Plumeria will have four units with price tag of Rs 70 lakh, Spa villa will have 19 units with price tag of Rs 47 lakh and Ffort Villa will have 6 units costing Rs 70 lakh each.
