Ambuja hits tier 2 cities, eyes commercial space

Ambuja Realty, one of the leading realty players in the country, will cough up nearly Rs 1065 crore over the next three-four years in developing nearly 30 lakh sq ft of mix-use (mostly commercial space) across Kolkata, Siliguri, Patna and Raipur.
Disclosing this Harshavardhan Neotia, Chairman, Ambuja Realty told newspersons, “We will raise this fund mostly through internal accruals. As of now we think we will be able to pull it off with a 1:1 debt-equity ratio.” All land related issues for these projects have already been sorted out, he said.
The upcoming projects from the group include an over 8 lakh sq ft mix-development at Siliguri with a capital outlay of Rs 250 crore, a 7 lakh-plus sq ft development in Patna with an investment of Rs 300 crore, 4 lakh sq ft development at Raipur at a cost of Rs 150 crore, a 2.5 lakh sq ft development at Haldia for Rs 70 crore and another Rs 300 crore in three green business parks at Salt Lake Sector-V (1.5 lakh sq ft and 5 lakh sq ft) and Rajarhat (1 lakh sq ft). Neotia incidentally formally kicked off phase II of Ecospace in New Town, Rajarhat on Thursday.
“The phase I of Ecospace has been nearly leased out (85 per cent) or sold out and the remaining 15 per cent will also be either leased out or sold out within next few days. Anchor investors like Bajaj Allianz, HDFC Bank, Voith, Thyssenkrupp, Indus Towers, Bayer CorpScience have bought spaces and are in the process of moving in,” he said.
“We are indeed encouraged by the response to Ecospace, our first office park. It would be our endeavour to create similar Green Office spaces that would nurture a work life balance and offer a ‘work plus’ environment to its residence,” he added.
The phase II at Ecospace will offer a total of 4.5 lakh sq ft of saleable area. “One USP of Ecospace is Ecohub, The Unwind Zone. Here we’ve tried to strike a work-life balance.
