AIPL’s new residential project in Gurgaon
Advanced India Projects (AIPL), a NCR-based real estate developer, is coming up with a residential project in Sector 70A, Gurgaon with an investment of about Rs 600 crore. Christened The Peaceful Homes, the 19-acre project promises unhindered view of the Aravallis and comprises multi-storied premium homes.

The project will offer about 400 units of two, three and four-BHKs, in sizes of 1,565 sq ft, 2,150 sq ft and 2,925 sq ft, respectively. It will also offer penthouses. The price is kept at Rs 6,750 per sq ft.

The project is well connected to NH-8, southern periphery road, and is in the vicinity of Golf Course Extension.

Offering 100 per cent power backup alongwith 24/7 treated water supply and air-conditioned lift lobbies for all the towers, other facilities in the project include a clubhouse with open-air LED screen, wi-fi in the landscaped areas with laptop charging sockets and facility for charging electric vehicles.

The project has been designed taking into account seismic consideration of zone-IV as stipulated by BIS codes. It also boasts of 100 per cent groundwater recharge through rainwater harvesting structures and reuse of treated water for flushing and landscaping. It has its own solid waste management system through efficient collection and transportation facility with maximum recycling of used water.

Sanjay Sachdeva, executive director of AIPL, said, “We are a firm believer in a professional attitude in the real estate business. Unlike other major players, we focus on one project at a time to deliver a quality product on time. Our projects are funded through internal accruals and we are a debt-free company. We have already achieved 70 per cent booking for this project. All the maintenance work are done by us without outsourcing to offer full satisfaction for the end users.”

The company is also offering staggered compensation plan adaptation offering Rs 5 per sq ft per month up to six months delay in delivery, Rs 7.5 per sq ft up to 12 month delay and Rs 10 per sq ft in case the delay of is beyond 12 months.

Established in 1991, AIPL has 47 projects spread into various verticals like commercial, retail, residential and business centre under its brand name in 21 years. The developer was the first to deliver Bharti Walmart store in Amritsar and has entered into a retail joint-venture partnership with CapitaMalls Asia, Singapore to develop and manage malls across northern India.

It has also entered into a JV with Ambuja Realty to develop integrated townships under the brand name DreamCity.
